We collect personal information that you voluntarily provide to us when you make a booking or reservation, communicate with our property management team, request information about our properties or services, or otherwise contact us. The personal information we collect may include:

Sensitive Information. When necessary, with your consent or as otherwise permitted by applicable law, we process the following categories of sensitive information:

- Contents of SMS text messages and emails exchanged with our team
Payment Data
All payment transactions are processed through our trusted third-party payment processors. We never store, process, or have access to your full credit or debit card numbers.
- Stripe (for direct bookings via atlantisrealty.rentals) — handles your card data in compliance with PCI DSS requirements
- Authorize.net (for installment payment plans for returning guests)
- Third-party booking platforms (Airbnb, VRBO, Booking.com) process payments on their own platforms according to their own privacy policies
SMS/Text Message Communications
When you communicate with us via SMS/text message through our Twilio-powered messaging system, we collect and store your phone number, the content of text messages sent and received, and timestamps of communications.
How You Opt In to Receive SMS Messages. You may opt in by:
- Consent at Booking: Providing your phone number during the booking process and checking an explicit consent box
- Initiating SMS Contact: Sending a text message to our phone number, which constitutes your express consent
Your consent is not a condition of purchasing any property, goods, or services from us.
AI-Assisted Communications
We may use artificial intelligence (AI) technology to assist with guest communications. AI-generated responses may be used to answer common questions, provide property information, and assist with booking-related inquiries. While AI assists our team, a human property manager oversees communications and is available for complex matters.
Smart Lock and Property Access Data
We use Seam.co to manage smart locks at our properties. When you are provided access to a property, a smart lock code is generated that may include your first name and the dates of your stay. This data is used solely for managing property access during your reservation.
Information Automatically Collected
In Short: Some information — such as your IP address and/or browser and device characteristics — is collected automatically when you visit our website.

Information Collected from Other Sources
We may receive personal information about you from third-party booking platforms (such as Airbnb, VRBO, and Booking.com) when you make a reservation at one of our managed properties.

In Short: We process your information to provide, improve, and administer our property management services, communicate with you, for security and fraud prevention, and to comply with law.
- To process and manage your bookings and payments. We process your information to confirm, manage, and fulfill your booking or reservation, and to process payments, refunds, and installment plans.
- To facilitate guest communications. We send booking confirmations, check-in/check-out instructions, property access codes, maintenance requests, and emergency information via SMS, email, or phone.
- To manage property access. We generate and manage smart lock access codes for the properties you have reserved.
- To respond to inquiries and provide support. We respond to your questions, resolve issues, and provide customer support related to your stay.
- To send administrative information. We may send you details about our properties and services, changes to our terms and policies, and other similar information.
- To send marketing communications. Where you have given consent, we may send you marketing communications. You may opt out at any time.
- To protect our properties and guests. We process your information for security and fraud prevention purposes.
- To improve our website and services. We may use anonymized and aggregated data to understand how visitors interact with our website.
- To comply with legal obligations. We may process your information to comply with applicable laws, regulations, or legal requests.

We may disclose your information where we are legally required to do so in order to comply with applicable law, governmental requests, a judicial proceeding, court order, or legal process.

By using our Services, you represent that you are at least 18 or that you are the parent or guardian of such a minor. Our use and transfer of information received from Google APIs to any other app will adhere to the Google API Services User Data Policy, including the Limited Use requirements. We do not share any data received from Google APIs with third-party tools including AI models.
